For any newly built property, I’d strongly recommend recording the handover walkthrough on video. And don’t forget to collect business cards from everyone who explains something during the process. It sounds obvious, but I see this go undone all the time.

A common pattern: the owner doesn’t fully understand what was explained during handover, and the property gets passed along to a management company as-is — or the management company changes down the line. By that point, the original contractor did explain everything, but it never really landed, or the information got warped along the way, like a game of telephone.

This is especially true for high-end, large-scale properties. Each piece of equipment comes with its own manual, but how multiple systems work together in practice isn’t something documentation covers — and it’s not always something experience alone can make up for either. Then, when something actually goes wrong and you call the contractor, you get met with a sigh: “we already explained this.” With staff turnover or a change in management company, that’s just how it looks from their side — like being asked to repeat the same explanation over and over.

Honestly, just sitting in on the handover isn’t worth much on its own. When someone who actually understands the systems is the one listening, it draws out information that wouldn’t otherwise come up — sometimes even catching an initial defect on the spot. A handover day is usually packed into half a day, with reps from construction, HVAC, plumbing, the bath system, fire safety equipment, garage doors, and more, each running through their own briefing back to back. Whoever’s presenting knows several other companies are lined up waiting their turn, so if the person listening isn’t keeping up, they’re not going to go out of their way to explain things in depth. But for someone who is following, they’ll go into real detail — how things work, and what to watch for down the line.

That gap matters, and it’s part of why we sometimes get asked to simply sit in on a handover briefing — even when there’s no ongoing management contract involved.

None of this requires hiring a specialist, though. At minimum, recording it on video and storing it properly on an agreed-upon server makes a real difference. It sounds like a given, but a surprising number of companies don’t actually have that kind of internal record-keeping in place.

In September, a large batch of white mushrooms suddenly appeared in the lawn of a garden I manage. Beyond how it looked, there was a real concern they could affect the roots if left alone, so — partly to stop them from spreading — I applied fungicide across the whole lawn.

After that, the white mushrooms disappeared. That said, I can’t say for sure it was the fungicide alone — it’s possible they would have died back naturally around that time anyway. Mushrooms tend to be pretty timing-dependent, so it’s hard to pin the cause down to just one thing.

Not long after, a different kind — brown mushrooms this time — showed up. And this was right after that full-lawn application. Since I’d rather not overuse fungicide, this time I only treated the spots where the mushrooms were actually growing, instead of the whole lawn again. It worked out — they died off right where they were without spreading, which was a relief.

Even with the same “mushrooms showed up” situation, the right response can change depending on how much there is, what kind it is, and the timing. Being out in the garden regularly is really what makes that kind of judgment call possible.

People often think lawn care just means mowing on a regular schedule, but that alone won’t keep a lawn looking its best. Timing your fertilizer applications, dethatching (clearing out dead grass and clippings), and staying alert to early signs of disease — all of these need to come together for a lawn to really thrive.

This season, for example, mushrooms started popping up in one of the gardens I manage, and I’m currently weighing whether to apply a fungicide. Left unchecked, this kind of thing can end up affecting the roots, so catching it early matters.

There’s a real difference between a lawn that’s just mowed and one that’s actively cared for based on how it’s actually doing. At Kokon, ongoing observation guides every decision — that’s how the right care gets suggested at the right time.
